US Real Estate Agents Weigh In!

Comparing Days on Market across the USA from local knowledgeable real estate professionals…    

Albuquerque Real Estate Market ReportWhether it is doom and gloom or sunshine and rainbows, the media knows that extremes sell. Let’s cut to the chase and look at the numbers without distorting them. No mixing Fl numbers with CA, and then using them for an article in TX. Heck, I just read an article from South Africa blaming Albuquerque for issuing too many NINJA loans and causing the writer to lose value in her pension! I find it quite humorous that she thinks Albuquerque is the financial center for her pension. Never knew we wielded such power here in the Q!

So, I did what anyone wanting honest numbers would do; I asked a local agent. Without any fluffing or twisting of numbers, here they are…

Now, we can all see the numbers. Teri in MN told me that November had several high end homes sell, which accounts for the spike in DOM. So, what might at first appear odd, now gives us a very easy-to-understand reason. No doom and gloom–some higher-end homes sold that normally take a bit longer to sell in any given market. Sounds like a good thing to me. But remember, real estate is local. Asking an agent in Albuquerque to explain what the numbers in MN mean is like listening to the South Africa writer talk about her pension. So do what I did. Ask the local agent. So while houses aren’t selling in the frenzy they were a year ago, we can clearly see, comparatively speaking, Albuquerque has an overall strong market. In November, in Albuquerque, 429 houses sold while 807 new came on the market. The key to a short selling time, as always, is proper pricing. For straight numbers, contact Ashley.

Ashley this article was fantastic. You did a great job giving people an insight that numbers have to be interpretted in context. It’s obvious to see Florida days on market are longer than most – however that’s more a factor of so many people still trying to sell in less than one year at a profit. Ashley–Your report really points out that real estate is local! Homes may take a bit longer to sell in some areas but they are selling! Something everyone needs to keep in mind. Thank you for asking me to participate!

Ashley – Real estate is always local and can even differ between neighborhoods in a city. I’m sure Albuquerque is no different in that respect than Indianapolis. The difference is in the market and no two markets are the same. Great report!

You make a great point that real estate is local. I see too many national reports that make it seem like everything is doom and gloom nationwide. Local markets vary and while my local market is down a bit it is still doing well.
