Foothills South

The Four Hills Open Space, along the foothills of the Sandia/Manzano Mountains, allows for plenty of hiking and biking. You’ll find many larger, grassy backyards in Four Hills.[Map]

Southeast Heights

Southeast Heights Albuquerque real estate New housing developments in Southeast Heights continue with the neighborhoods of Volterra (house pictured) and Willow Wood. Southeast Heights is bounded by Kirtland Air Force Base on its Southern side, with gates at Eubank, Wyoming, Gibson, and Truman. Albuquerque Uptown

Albuquerque Uptown real estate Albuquerque Uptown is home to the trendy and Scottsdale-styled outside shopping center by the same name, opened since Fall 2006. Peruse book titles at Borders, browse the Apple Store for the latest gizmos, and then treat your tastebuds to Marcello’s Chophouse. Across Louisiana Blvd is the Coronado Center, an indoor mall with a sizable food court and anchored by Sears, Mervyns, and Macy’s. Albuquerque Uptown is also home to two libraries–Erna Fergusson and the Wyoming Library. Still bitten by the bookworm? You’ll find a Barnes & Noble next to Sears and a Hastings over at Wyoming and Montgomery. [Map]

Northeast Heights

Northeast Heights Albuquerque real estateNortheast Heights is one of the largest MLS areas north of I-40 and East of I-25. And entertainment is still the name of the game! Hinkle Family Fun Center provides tons of family fun! From Arcade Games and Miniature Golf to Go-Karts and Laser Tag, where will your energy level take you? Fairgrounds Albuquerque

Fairgrounds Albuquerque real estate Fairgrounds Albuquerque, as it sounds, is an area paramount to the New Mexico State Fairgrounds. Home to the New Mexico State Fair every September, EXPO New Mexico hosts frequent arts and crafts festivals throughout the year as well as weekly flea markets. Tingley Coliseum, an 11,000-seat concert arena on the Fairgrounds, is currently hosting the NBA Development League team, the Albuquerque Thunderbirds. [Map]

Of course, these Albuquerque real estate maps are not all-inclusive. You’ll notice that many entities are not represented. For those that are, not all business units are shown throughout the city. For now, it is hoped that each featured area, community, etc., of Albuquerque will be represented well by most of its noteworthy attributes. After all, mapping the big Duke City is a work-in-progress.

One of the advantages of Google Mapping is that it allows you to click on any part of a shaded neighborhood area and get a pop-up picture window giving you a brief synopsis of what the area offers as well as a link to its current active listings. Sometimes, a mapped area will contain a community which will have its own detailed map, indicated in the pop-up window as a link, such as "Map Tanoan". In the near future, the value and content of area maps will be increased by adding more of these significant community maps.

Albuquerque Acres West

Google Mapping is a recently added feature which will enhance the information and resources given for the NE, SE and Downtown Neighborhoods of Albuquerque. Now, when you visit the Featured Albuquerque Areas page, not only will you be able to have access to all current listings, resource links to schools and other area businesses, but you’ll also be able to click on a “[Map]” link at the end of the area synopsis. You’ll then be taken to the selected map where you can explore and click and read about unique area features. You’ll also have the option on the map to click on various “green arrows” which will take you to neighboring maps.

Sandia Heights

Tanoan Albuquerque

Educational opportunities include the independent, college-preparatory Albuquerque Academy and the Montoya Campus of Central New Mexico Community College, both conveniently located within a three-mile radius.

While mortgage rates may not be the lowest they’ve been in the last 36+ years, they’re considerably close. Getting a rate under 6% may not happen, but 6% to 6-1/2% looks rather good when compared to the early peak of 16.63% in 1981.

New Mexico short sales, pre-foreclosures, and foreclosures

Ever read a house listing and feel a little uncertain about the meanings of terms such as short sale, pre-foreclosure, or foreclosure? Well, hopefully this post will clear up that uncertainty!

A short sale of a residential property is still owned by the owner, but the owner is usually behind in their payments and the price listed is short of what is needed to pay off the mortgage and closing costs. There is no guarantee that the bank will accept a short sale even if the owner offers the full list price, and the response time from a bank on an offer can take up to six months.

Albuquerque foreclosures & short salesA house is in pre-foreclosure when the lender, in the process of suing the owner in court, has had a summons issued and filed with the court. This pre-foreclosure period between filing and judgment can take 2-3 months. Once the judgment is issued, the house officially goes into foreclosure and can be placed for auction on the county steps with a minimum of 30 days notice.

Essentially, the process can be simplified in this order:

1) Owner is behind in payments.

2) Mortgage company files in court—they are now in pre-foreclosure.

3) Judgment is issued—they are now foreclosed.

Finally, consider these possibilities: a house could be both in pre-foreclosure and listed as a short sale; but, a short sale is not always in pre-foreclosure; and a pre-foreclosure is not always a short sale!

Albuquerque Walkable Neighborhoods

Albuquerque Relocation Tool: A Knowledgable Local Agent

Walk Score is a website that ranks the walkability of neighborhoods. Just type in an address, and it will calculate the walk score based on location to stores, restaurants, schools, parks, etc.

I think this is a good idea but, at least in Albuquerque, it doesn’t seem to work well. Unfortunately, based on some of the addresses I tested, the information isn’t always accurate.

I ran several addresss and the information is pretty interesting–let’s take a look at the results.

Example One:

Albuquerque Far NE Heights House Revi Don and Spain: just west of Morris and North of Montgomery.

The Mountain Run Shopping Center includes a grocery store, Subway, and Walgreens shows as being 0.37 miles, but my Google map shows 1.1 miles. Still walkable, but not next door.

The park location mentioned is Academy Hills Park, a very nice park located across from the Mountain Run Shopping Center which, as we learned, is 1.1 miles away. For some reason, the tool fails to mention the equally nice park, El Oso Grande, located 0.3 miles away–a much more walkable park than the first one.

The bookstore mentioned is labelled "TVI Bookstore," which is a community college bookstore–not what you would probably be looking for. By the way, the "TVI Community College" is now known as the CNM Community College, which hasn’t been updated.

Ok, this one is missing the mark, so let’s try another neighborhood.

Example Two:

Four Hills Real Estate

For this example, we are going to the Four Hills neighborhood, located in SE Albuquerque. I located Lanier SE, a small area of new townhomes, which is southeast of Central and Four Hills Blvd.

The tool shows that the Albertsons grocery store is 1.95 miles away, when it is actually about 0.3 miles. The La Luz de Amistad Park is indeed about 0.2 miles away as shown, but this is more of a green spot than a family park. The tool seems to calculate the restuarants correctly. Most of the bars are over three miles away, making them a bit of a stretch to include in the lineup. But when compared to the 8.78 miles to the Sunshine Theatre, they are just a short stroll. Would you consider 8.78 miles a walkable neighborhood location?

Example Three:

UNM Real Estate Albuquerque

I think the UNM South area is a very walkable neighborhood. Let’s find out how the tool measures up. We’ll start at the corner of Gold and Terrance.

The Smith’s Food and Drug at Lead and Yale is accurate at 0.33 miles. The Frontier Restaurant, a long-time fixture in the UNM area, is shown at 0.29 miles–close enough to Google’s 0.4 miles. This time, the Sunshine Theatre shows up at a more walkable 1.37 miles. Looks like we have our winning example!

Overall, we had two misses and one hit. Actually, I think the more walkable a neighborhod is, the more accurate this tool is. If you are not familiar with an area, it is important to work with an agent who knows the neighborhoods and can help you locate the right one for your lifestyle. While a website tool like this might be fun to play with, it doesn’t replace competant local expertise. That’s where I come in. Glenwood Hills Neighborhood Spotlight

Glenwood Hills – Breathtaking Living

Piedra Lisa Canyon AlbuquerqueNestled in the foothills of Albuquerque with spectacular views of the city lights by night, the Glenwood Hills Community offers a diverse mix of housing, including single family homes, townhouses and condos.

This area is comprised of many small businesses and shopping opportunities, including Smith’s Food and Drug, McDonald’s, Subway, High Pointe Fitness, and McGinnis School of Driving. The Croak and Dagger Mystery Organization holds meetings at the James Joseph Dwyer Memorial Police Substation. The Juan Tabo Library is close by–about three miles from Glenwood Hills. The City’s Park and Ride serves the neighborhood with a location at Montgomery and Tramway.

For the outdoor enthusiast, recreational opportunities abound. The Piedra Lisa Canyon, part of the Sandia Foothills Open Space offers hiking, mountain biking, and equestrian trails. The canyon provides access to trail #365 and Foothills Trail. Dogs are allowed on leash and on-site parking is available. Glenwood Hills benefits from easy access to Tramway’s bike and walking trail.

Enjoy the many parks that Glenwood Hills has to offer; one of them is Sunset Canyon Park, situated on two acres with a playground, basketball court, two picnic tables, and onsite parking. You will also find a walking path with fitness stations. As you walk along the path, look out for the many rabbits dashing through the brush! This park lives up to its name with breathtaking sunsets on the vista.
